House Soft Washing
Siding collects algae and mildew, worst on the shaded sides of the house. We wash it with low pressure and a detergent that kills the growth, so it stays clean instead of coming back in a month.

Most companies bring one pressure setting to every surface on your property. That is how paint gets stripped and roof warranties get voided. We bring the right method to each surface. Low-pressure soft washing where it belongs, real pressure only where it is safe.
What we do
Every quote is a written scope with a fixed price. You will know exactly what we are cleaning before a hose comes off the truck.

The dark streaks on a roof are algae rather than dirt, and they hold moisture against the shingles. We treat it at low pressure and let the chemistry do the work.

Concrete and pavers hold dirt in a way that shows, especially against a clean house. A rotary surface cleaner brings the whole slab to one even color.

Wood needs a gentler approach than concrete. We clean it at a pressure it can actually take, then use a brightener to pull the color back toward where it started.

Why use us
Soft washing is the right method for a fine home. But the method is only half of it, and the half nobody asks about is what actually gets mixed and how it is handled once it is on your house.
A lot of soft washing companies use the same mix on every house and just change how much bleach is in it. It cleans, and it is simpler to run that way. But the amount of bleach does not account for what the surface is actually made of. Painted brick, stucco, cedar, and Hardie board all need something different to get clean without taking years off the finish. We build the mix around the material we are working on.
Every company says they are careful with your plants. Here is what we do. We water the beds down with clean water first, cover what needs covering with tarps, then rinse everything again when we are finished. On these properties the landscaping is often worth more than the wash, so it gets treated that way.
No subcontractors and no rotating crew. The person who prices your job is the person who shows up and does it.
How it goes
We look at what is actually growing, what surface it is growing on, and what your landscaping needs protected. Ten minutes here prevents every expensive mistake later.
Beds pre-soaked, delicate plants covered, fixtures and outlets checked, cars and pets moved clear before any product is mixed.
Roofs and siding get low-pressure detergent. Hardscape gets a rotary surface cleaner. Nothing gets more force than it can take.
We rinse everything down, then walk it with you before we load up. If something is not right, we fix it while we are still standing there.

Questions
Pressure washing uses force to clean hard surfaces like concrete and stone. Soft washing uses low pressure and a detergent that kills the algae, mildew, and lichen staining softer surfaces like your roof and siding. Using pressure where soft washing belongs is how homes get damaged: paint stripped, water driven behind siding, shingle granules blown off. We match the method to the surface, every time. That is why both are in our name.
Soft washing is the method the asphalt shingle industry itself recommends, and it keeps your shingle warranty intact. What damages roofs is pressure washing them, which strips the protective granules and shortens the roof's life by years. We never put pressure on a roof.
Beds are soaked with clean water before we start, sensitive plants are covered, and everything is rinsed again when we finish. Protecting your landscaping is part of the job, not an upcharge.
A house soft wash typically holds for two to three years, and a roof treatment for two to five. Shade is the deciding factor. Under the tree canopy in Buckhead and Chastain Park, north-facing walls and shaded roof slopes regrow first. We will tell you honestly what to expect for your specific home rather than quoting you a number off a brochure.
No. Many clients leave a gate unlocked and come home to a finished job. We do ask that you are reachable by phone in case something on the property needs a decision.
